Richmond Real Estate – Pricing Problem?

What is the right pricing when selling a home? There are many examples of homes being priced wrongly. But, sometimes a home seller might just get lucky and a willing buyer came along and snatched up the home paying tens of thousands of dollars more.

A case in point are some townhouse listings at Richmond’s Timberwood Village in the Woodwards sub-division of Richmond. Two 3-bedroom townhomes were sold in early 2008 at $385,100 and $409,000. Shortly after that, there are now 3 townhomes listed in April and May at $408,000, $449,000 and $429,000. These are all 3 bedroom townhomes between 1,490 and 1,600 sq ft. Read more

Richmond BC Townhouse – price increased $67,500 in 4 months!

Richmond BC Townhouse : #28-7300 Ledway Road

The market for Richmond townhouse is not showing any sign of slowing down. Recent sales for older townhomes in prime West Richmond locations were reported to remain strong. The sale of the above townhome on May 29, 2008 was done within 3 days the property was listed on the market. There must be intense interest from home buyers that within days of listing, the townhouse was sold at the full listing price of $438,000.

This when compared with the previous sale on #8-7300 Ledway sold on January 18, 2008 at $370,500 was truly astonishing. The price difference was as much as $67,500 within a short 4 months. This is amazing!

Future Market Outlook

The market for 2008 was projected to be positive and economists are projecting a price increase around 8% for 2008 as compared to 2007, and a smaller increase of 5% for 2009.

A cooling off and a more balanced market for detached houses and Condos are expected for 2008. New listings for newly completed Condos in Richmond City Centre area are expected to add to the active listings, and this market segment will be the first to experience price pressure. There were rumours that some investors who bought into pre-sale condo units were facing problems in getting financing. Some of these investors were prepared to sell their units at a loss. At this point in time the loss is limited to the payment of real estate commission.

The situation will be monitor and reported back here with more up-dates.
